Add a bathroom... you'll be glad you did! I put in a bathroom with a shower, washer & dryer. Shower comes in handy occasionally if you have a super dirty or oily job you're working on & washer & dryer to wash all your dirty clothes in so you're not getting the wife's appliances greasy grimey!

Have you tried putting a little heat on the nut with a torch? i have found using some heat on stubborn nuts & bolts works wonders!
