Thanks Mark! On Tuesday, I left home at 7:30am and got back at 11:30pm. Yesterday I left at 7:00 am and got home at 7:30 pm. This stuff didn't exactly fall into my lap, lol. I've spent my time in the coal mine to try to make this all work.

This new place you looked at sounds like less up keep and desirable to most any family looking to relocate, I don't mean to sound non supportive on ether place, just thinking out loud.:coffee2:

You're right Mike. This new place would be more family orientated, have a higher resale value, and no issues with a factory across the street. Here I'd have a little horse ranch across the road.

Do not be afraid to make an offer that is ridiculously low.

For example: Asking price = 160k, in todays market 100k would be a serious offer, especially on a foreclosure. (hell, an 80k cash offer could get it)

Friend of mine just bought a 2nd house (to be used as a rental). It listed a 89k, he got it for 54k with a cash offer.

Wish I had that kind of cash, lol. Yeah brother, I'll be slinging low with my bids.

Thanks OC! Heres a pic of the garage. Keep in mind it's at least 32' deep and that truck is 13' tall easy. For comparison, that's a 6' cyclone fence on the right that butts up to the garage. Oh yeah, that biege bulding on the right is another 200 sf of storage or whatever. Lot is .34 of an acre.
