I want it for the property not the house. Mainly due to the fact the house needs a ton of work according to the realtor. Estimates are between 30-50 thousand additional to get it live able. That tells me there's some major structural problems and probably mold
Sounds about right. Appraised value on record is for tax purposes only and never matches the actual value. It's always considerably lower. Mine is 75% of actual value. The numbers you showed put that property at about the same.

Yes but it's the added cost of the TLC needed that puts it way out of what I'm willing to spend.
