I didn't see any big red flags. I can see where he got caught chasing this thing too long. Apparently he was trying to get it for a long time. Finally got to close the deal and realized that he was already over it - a little too late...

Yeh, he seemed edgy. I would be too under those circumstances. If I put out that kind of $, I want to be THRILLED with what I got. Obviously that did not happen. He clearly said he didn't mean it that way towards us. No need to add to the drama on my part...
