Honest value

If you can do most of the work yourself, that will widen your profit margin.......that is IF you intend to sell. I think Dave's estimates are in the ballpark. But, contracting work out will certainly have an effect. If you can do literally all the work yourself, then, you certainly stand a chance to get a good bit for it.
