Stop in for a cup of coffee
The loan officer called yesterday and our home loan was approved. We weren't expecting anything different. We also received a copy of the appraisal report. I've never truly understand how that really works. First, the four other houses recently sold they used for comparisons we'd looked at all of them. They were really no comparison to what we'll get...just saying.
They gave no cash value or mentioned the 40x30 brick fully finished detached garage other than an outbuilding...no apparent value hmm they don't really understand haha!! Builder buddies have estimated it in it's finished condition at $75-90K (more for brick)
Downstairs is 1200 sq feet of recently professionally remolded living/rec room. six panel doors, crown molding, plumed for a bathroom, sink, etc. The only thing missing is the finished floor. The seller didn't want to finish it and pay the increased taxes. Well we'll add the $4800 in flooring and get a $90k in home value. The tax man will find out when we're ready to sell next time.
We have the inspections done and there were no problems. Still need the sprinkler system turned on and checked. We have a lot of moving parts lined up for day 1 of possession. The contractor, one of my best friends is ready and has his crew on the schedule. We have the flooring, tile, and carpet selected. We've met and finalized with the kitchen contractor, a good friend of ours. We have the paint picked. Waiting for the blinds people to come out to measure for the plantation shutters. We have them here at our house and like them. And yes, the big shop will have the floor painted with a clear coat added with a HVAC system installed.
I left out the landscaping, deck refinished, and concreate work to be done. Several months in all, not to mention the move and selling our current place. It' will be a busy summer, but well worth it.
