Stop in for a cup of coffee

I spent a couple hours at the new house yesterday. They turned the sprinkler system on and tested the system. It has a few minor issues the seller will have to fix. I checked the water meter and should no usage after we turned it off.
For some reason the water meter showed 2k gallons used in December after the owner had left for Oklahoma. I had the owner disconnect a water yard spigot. I wasn't going to use it and it just looked ugly out there. After the care taker and I dug it down to the water line it appeared to be the leak. We capped it and there doesn't appear to be a water problem. :thumbsup:

My co-worker just retired and bought a house in Texas, had same kind of issues with sprinklers. Located the damaged area, fixed it and the neighbor came over and commented how he thought he had seen the damage occurring years ago, was glad he was addressing it as that grass had been brown for years.
