'65 valiant wagon project

Has anyone looked at the Virginia car? The price is right a little concerned about how much rust there is looking at the pictures it looks like part of the drivers side rear wheel well is gone.

The '63 looks good but I am set on a '64 or '65 preferably '65.

I've not seen this car in person, only spoken to the owner.
He said it definately needs work behind the wheel wells.

I'm not close enough to this car for a road trip...Perhaps someone nearby could take a look?
