Well I’m f-Ed on the house probably for this year and likely the next couple.

I just got back an updated quote, nearly a year from my last one when the banks put a quash on me due to Covid.
Last year, full quote for materials for turn key house, 40,552.37 before taxes. That is for everything needed to build the house for the most expensive building supplier in the tri county area. Roughly 44k after taxes.

today’s prices, from the cheapest store around for it, Menards, 112,823.79 USD before taxes. 121k after taxes. Lumber alone is 70 percent of that increase.
And that’s with Menards 11 percent sale store wide right now. So had 11 percent to that too!

Labor cost is about the same, 150 to 160 grand.

meaning that my housing project went from ~200k to nearly 300k!!

Yep, now is not the time to build stuff. On a small scale, we got a call from the local company that cuts out our event trophies. Steel has gone up and they were looking at a huge increase in the next few weeks. We had her order the steel and it saved us $5 or so on each trophy.

Making a little progress on the landscraping. Removed a half-dead bush and did a couple transplants. Same area I removed some lilacs last year. Turning a big weedy area into lawn I can zip through with the rider

If you want to kill all the weeds, you could just rent a tractor with a grating attachment and drag it over the yard to get to the bottom layer of dirt then haul away the extra dirt you grated so that there is no space for them to grow.

Not big enough areas for tractor unless I do my whole weedy yard. LOL
Would never work anyway. If you kill everything, the weeds are first thing to come back. I am getting some grass seed down right away, so should look better in a couple weeks.

Just build the damn thing out of straw.. And watch out for wolves!

We may have to just wait it out. Existing home values around here jumped 60-100 grand since jan 1 and the average length to sale is 11 days
 
Chris, around here, 300K would get you a SMALL house in the dessert.....or Riverside ghetto.....OR San Bernardino....nothing in SD county....

Ah, in the desert there is a little place called lucerne valley where dreams are crushed and squatters are welcome. If you want cheap housing, come and claim some open desert and open a weed farm! (like everyone else out there.)
 

So I get to use a tractor for a few weeds and Dukey has to cut down the forest with an axe? I like it! :thumbsup: If the trees arent too big maybe he could get one of these in there.

That's quite a machine. Fun to watch. I bet he is busy in the cab there.
