I'm having a few beers here and trying to forget about the insanity of the past few days.

My insurance company for my rental house in Memphis (formerly our family home) is threatening to cancel my insurance unless I replace the roof in the next 10 days. They sent some inspector out and decided that since it's missing a few shingles and is at the end of it's original 20 year warranty, it needs to be replaced or they won't cover the home anymore.

They are just looking for a reason to cancel my policy since they really don't want to insure a rental home and are forcing me to do it, hoping I won't and let the policy be cancelled. The problem is that the alternate insurance companies want 4x the annual premium to cover the home putting me between a rock and a hard place.

Now I'm looking at a sudden $15k expense to keep the coverage or a massive increase in premium if I switch companies.

I need another beer before I decide to start breaking things in a complete rage...

Actually, the inspector did a fair assessment calling the roof issues minor (I have the report). The Insurance company underwriter department decided it was "severe" and enough to cancel the policy unless I replace the roof.

It's like a Poker game, they raise big to see if I will fold since they just want out of the game. Flarking Bastwards!

I'm calling their bluff and have my agent pushing back. The problem is that TN insurance law has no teeth to bite them with. If it was PA, they couldn't do this crap.

I wish I'd never bought that damned house. The Pharmaceutical Company I worked for there lulled me into a false sense of a future and I stupidly bought a house thinking I'd be there for 20 years. Then they failed everything they did and laid me off which is why I moved back to PA. Even the CEO was eventually fired for incompetence.

If you hear that the World is going to end tomorrow, move to Memphis...they are at least 20 years behind everyone else.
