Hey...
do you have to drill holes into the valance ....I am not sure I would want to drill into it after paying $269. for a new AMD valance

Depends on how you decide to mount it. You can easily drop a bracket frame down from above to mount it to. land here ranges from a couple hundred bucks an acre to 20-30k an acre for farmable
yeah that's why I'm guessing it's gonna be a tough one to get approved on.

Why would it be hard? People buy land all the time with wrecked/abandoned structures on them. The land is either worth the price or it's not. The house is irrelevant since it's a tear-down. The bank will tell you quickly if the land is worth the price.
Or if you paid asking price, you paid too much...

Well land value I have from my appraisal. It can be worth no more than 30k tops. Highest valued land with in 5 mile radius per my surveyor is 5800. As of March .

If you screw it up, you can always get a new valence...
If you can mount it with like 4-6 screws, it wouldn't be so bad... Use some self-drilling self-tapping screws...

I got a large box of slightly off color broccoli for $1 with a good 6 large crowns in it....

Yep, a good buddy too, we had many fun times, travels. He moved away and when I went to visit him with another good friend of his, he got into a snit about something and said I was an asshole (lol) and that was it! Really bothered me till I chalked it up as something that happens in life sometimes and it could be something screwy with him, not me.
He did in fact go off the grid, even yanked his mailbox out of the ground.
