Stop in for a cup of coffee

do you have to drill holes into the valance ....I am not sure I would want to drill into it after paying $269. for a new AMD valance
Depends on how you decide to mount it. You can easily drop a bracket frame down from above to mount it to. You're a clever girl, I'm sure you could figure something out.

No, not if you had to get a mortgage. You have equity in other real estate?
Some but I'm not wanting to use it on this.
No way you can touch that much land here for that much money.
land here ranges from a couple hundred bucks an acre to 20-30k an acre for farmable

They will if you are buying just for the property and it appraises enough for the mortgage. The bank is going to come out and appraise it as part of the process anyway so they will know the house is a tear down as it is now. They will lend only on the basis of the property once they see that house.
yeah that's why I'm guessing it's gonna be a tough one to get approved on.

Correct! That is why I asked if you had other equity you can use to off set the cost of the tear down house.

If it is far enough away from any other structure, local fire co might be interested for training.

Hmm

Whoa baby just got a text alert, my unit hq may have just been hit by a potential tornado!!

Why would it be hard? People buy land all the time with wrecked/abandoned structures on them. The land is either worth the price or it's not. The house is irrelevant since it's a tear-down. The bank will tell you quickly if the land is worth the price.

Well land value I have from my appraisal. It can be worth no more than 30k tops. Highest valued land with in 5 mile radius per my surveyor is 5800. As of March .

Fah-get about it...

If you screw it up, you can always get a new valence... :poke:

If you can mount it with like 4-6 screws, it wouldn't be so bad... Use some self-drilling self-tapping screws...

Yep, a good buddy too, we had many fun times, travels. He moved away and when I went to visit him with another good friend of his, he got into a snit about something and said I was an asshole (lol) and that was it! Really bothered me till I chalked it up as something that happens in life sometimes and it could be something screwy with him, not me.

He did in fact go off the grid, even yanked his mailbox out of the ground.
