I didn't say anything negative about any 66 valiants. All i said is if i had a chance at one, i would pass because it's not my style. Nothing against the car or people who have them.

Been two busy to look for the correct thread chase. Thanks, that closet has been a lot of work. I did get the tune on the 69 worked out, it really needs a looser converter, BUT the one in there is just on the edge of not being loose enough.

Sounds about right. Appraised value on record is for tax purposes only and never matches the actual value. It's always considerably lower. Mine is 75% of actual value. The numbers you showed put that property at about the same.
 
The thing about real estate sales, if you sell it for asking, without a counter, you did not ask enough for it.

I want it for the property not the house. Mainly due to the fact the house needs a ton of work according to the realtor. Estimates are between 30-50 thousand additional to get it live able. That tells me there's some major structural problems and probably mold

They will if you are buying just for the property and it appraises enough for the mortgage. The bank is going to come out and appraise it as part of the process anyway so they will know the house is a tear down as it is now. They will lend only on the basis of the property once they see that house.

Correct! :thumbsup: That is why I asked if you had other equity you can use to off set the cost of the tear down house.
